So this happened

We bought a house. Specifically, this one.

Backing up a bit, we really enjoyed our townhome but it was time for a change. More space, more privacy and NO strata. We wanted to move before Chace got older as we didn’t want to change his little world mid-grade three (he just finished Kindergarten). So, we made the leap and listed our townhome.

The good news is that it sold in a day – with three offers which created a bidding war. The bad news, we didn’t have anywhere to move to! The market in our area dictated this plan of attack as places for sale were going into multiplle offers and if you had “subject to sale of our place” in your offer, you might as well not even bother.

Long story short after a few panic attacks from me and some serious market stalking, we purchased the above home which met most things on our wish list. We did have to compromise on a few things but we ended up with a few bonus things that more than made up for it.

We take possession this Saturday! I couldn’t wait to share with you all though so here are the photos from the listing (as we saw it). I also put together a little floor plan of each level. They won’t be completely accurate as I was going off memory and the specs on the listing sheet, but you will get the idea I’m sure!

Down here is where we encountered one of the ‘compromises’ as mentioned above. Part of the basement is a suite which we were not looking for. However, we decided since we have more than enough space at the moment, we will leave it ‘as is’ for now and renovate in the future to make it our dream recreation room space – complete with wet bar and a bedroom/bathroom on that level. The income from the suite will allow us to do some of the updates a little sooner than we otherwise would have been able to.

Last but not least, our backyard. This was another area where we had to compromise. We had dreams of a large backyard but reality told us that the house we wanted, with a big yard, was not in our budget. The fact that this particular house had been nicely updated, was in a great neighbourhood, backed onto a greenbelt and (total bonus) was only a few houses away from the elementary school that Chace will attend made us decide this was the one. 
Oh, and did I mentinon that the school is adjacent to a huge park which has an awesome playground and walking trails. We figured our ‘yard’ was steps away so we were covered.
We have big plans for this small space. For the whole house actually. But, we will save and tackle each project as our budget permits and I will happily post about the journey here if you’d like to follow along 🙂

How I redid my family room for $10

Hello! Long time no type. I’ve been busy over here – both on and off blog-worthy projects – but am back to share some updates I did in our family room that is off our open concept galley kitchen.

And the coolest part? I did it for only $10 outta my own pocket! Seriously. I’ll explain as I go, but basically it involves a present, some gift cards and Craigslist.
First up, the present. Chef Kev gifted me this awesome rug for Christmas (Jernved rug from Ikea) that I had been eyeing. I wanted to infuse some colour into our family room area (it was suffering from a bad case of the beige) and I thought this was a good contender, so put it on my Christmas Wish List. 
The rug was awesome but immediately made everything look dingy and super-beige.
(Sorry for the bad lighting but I took these at night). 
Beige walls, beige couch, and browny/beige furniture. It didn’t feel too uplifting!
The couch looked dingy, the cubby system clashed and the coffee table just looked wrong. I had big plans originally to refinish the coffee table when I got it second hand, but never got around to it. Whoops.
Looking at the room it had issues. Big ones. There were too many tones going on and eventually I couldn’t handle it anymore. My design brain twitched whenever I walked into the space.
After seeing my face scrunch up for the 757th time, Chef Kev said “I don’t care what you do to fix it, just don’t spend any money”. Well, that sounded like a challenge to me!
Guess what it looks like today? Ta da!
So, let me explain how this little room grew into her new rug. 
This is where Craigslist comes in. First to go was the Ikea Expedit cubby unit. I ideally wanted a real-wood, mid-century modern credenza to go along that wall that I could turn into a media centre. However, after months searching Craigslist and second hand shops I realized that one just wasn’t in my budget. Sure, I could sell the coffee table and couch and then MAYBE have enough to buy one, but I’m sort of partial to couches and coffee tables and wanted to replace those too. 
In the end I realized that the Expedit unit itself actually worked okay, it was just the colour that I hated for this space.
So out went the ‘birch’ finish. I sold it on Craigslist for $50 (minus the baskets)…
and in entered the ‘black/brown’ one that I purchased on Craigslist for $50. The cool thing here was that this replacement unit actually came with six of the same wicker baskets as the one I had. I ended up using them down in our recreation room where we have another Expedit unit.
Next up was the old couch, well, actually it’s a love seat but who’s counting?
I wanted something darker – either a brown tone or a gray, and definitely something more streamlined and modern. 
So, out went the old love  seat – sold on Craigslist for $80…
and in came the ‘new’ love seat – also bought on Craigslist – for $200.
Last but not least on my furniture hit list was the coffee table. 
Out with the old (sold on Craigslist for $40)…
And in with the ‘new’ – purchased on Craigslist for $80!
When I saw this coffee table I knew it would look really cool in this space. It is actually an old coffee table that had been sandblasted down and professionally repainted this awesome red. 
Sadly, after chatting with the seller, she had a change of heart and decided not to sell! She had listed it as she was redecorating and didn’t think it would go with her new décor. But she loved it so she also wanted to keep it. Due to the enormous response she second guessed herself so decided to hold on to it. 
I was upset but kept on hunting. After a few days I dropped her an email saying that if she had a change of heart again then I was still interested. She emailed back that she was actually thinking of selling it again as she just didn’t think she could make it work in her new space. She asked me to give her the weekend to think about it, and on Monday let me know that I could have it! So, word to the wise – if this happens to you, a friendly follow-up email may work in your favour!
I love how this coffee table plays off the pattern in the carpet. And I  LOVE the awesome curves and super cute legs!
Now, if you’ve been doing any math then you may have noticed that I sold $170 worth of furniture but purchased $330. There is no mathematician anywhere that can make that add up to a difference of $10 right?!
Right. However, I also sold a few other things that did not need replacing so that helped my cause. 
I sold our second desk (currently being unused in the guest bedroom) for $100 and the old desk chair in that room as well for $10.
I also sold the four old Ikea bins that we were using in the recreation room Expedit unit when I got the six wicker baskets with the unit I purchased. I sold my old ones for $40.
So, in the end I sold $320 worth of furniture and purchased the stuff for my new family room for $330. 
I know Chef Kev said not to spend any money (such an accountant!) but he was more than okay to let go of the $10 when he saw how good it looked. 🙂
An astute eye may have also noticed that I painted. That is where the gift cards come in! I received some Home Depot gift cards for Christmas and knew I was going to use them on paint. Even before the carpet/beige issue, I had been wanting to repaint the family room and kitchen area. They actually function as one big open concept space but had been painted two different colours and it always bugged me slightly. I think living with it that way since 2006 (when we bought our townhouse) was being more than patient!
So, here is the old again – a beigey colour…
And the new! 
The colour is a nice light gray shade and is called “Barley Beige” by CIL. I had to laugh at the name since I was trying to get away from the beige and ended up with a colour that had ‘beige’ in the name. Weird. Definitely a gray though!
You can see it better here against white.
The other colour that was in this open concept area was an avocado green that the old owners used around the kitchen table nook and in the kitchen.

But now we see calming gray (yay).
Looking from the family room to the kitchen you can see how the old colour used to break up the space.
But not anymore!
Overall, the whole space feels larger, brighter and more connected. I love it.
I also took the opportunity to paint the ‘cable hide’ in the same colour as the wall paint (it used to be white if you noticed it in the photos above).
Now it blends in seamlessly!
I also restyled the shelves over the couch in a lighter and fresher way.
I’m really happy with how the space feels now.

Bringing the Forest Inside

Similarly to how I added new art to our living room (in the form of the painting I did of Chace), I decided to update the art that hung over our leather chair in the family room off the kitchen – and was able to do it for free!

Here is what it looked like before. This is an old picture – I’ve since redone that tray table – which has since moved to a different location. And Chace’s high chair (in the background) is now in storage (sniff) but you get the idea…

Now this same corner looks like this…

Nothing drastic – but still nice.

As mentioned, it was a free makeover as I already owned the frames (but had nothing in them) and took the photos myself. I actually took them the day after I got my current camera as I was eager to test it out (so that would make it Boxing Day 2009). The photos were taken in the forest behind our home. Can’t beat that for location and price!

Here is a closer image of them both.

I simply printed each photo out on our home colour printer and trimmed off the white margin.Then I mounted each on a piece of black paper to creat a matt. I then mounted that on the matt that came with the frame.

And since it’s really hard to take a clear photo of a photo, here are the two shots that I have in the frames.

One of the speedest art upgrades in history!
What about you – ever made a new display with what you had on hand? Taken photos and used them as art? Gotten sentimental about seeing a snippet of your son’s high chair in an old photo? No. Just me then I guess ;).

You don’t have to be tray(ned) to do this

I have a tray table – let’s call her Sally. Sally and I go way back, about 10 years or so. She used to live on the deck in my old condo but moved inside once we moved to our current place about five years ago. She hangs out in the ‘family area’ off the kitchen and is used daily. That Sally, she’s a keeper.

But she wasn’t a looker. Maybe once, but not anymore.

The grass cloth inlay was in okay shape but a closer look at the wood and it was easy to see that Sally’s years were showing. Read that as wrinkles and sags (sorry Sally).

But no fear! I had some plans for our dear Sally. And they involved the price of FREE!
Knowing I had some left over ORB paint (Rustoleum’s “Oil Rubbed Bronze”) from when I freshened up Chef Kev’s spice rack I began prepping Sally for her makeover.
First I removed the glass that covered the grass cloth and then I gave her a good wipe down. I made sure to clean well so that there would not be any old food residue which would interfere with the paint. 
I had plans to freshen up the inlay – more on that later – but did not want to lose/ruin the original (it is glued to the tray) incase I wanted to use it again. So, I had to make sure it was protected from the spray. Think of Sallly wearing little eye goggles as she got her spray tan.
The eye goggles consisted of two pieces of newspaper that I made about half an inch smaller than the inlay on all sides. I taped the newspaper down to the inlay with painters tape.
I also protected the fabric ribbon that stretched across the frame when open. I simply taped it as well so that it would remain paintless. Painted ribbon/fabric = crusty ribbon/fabric. Not a good look for Sally.
With her prepped I took her in to the garage and began to spray with the ORB. A few sputters later (after dumping random sprays all over Sally) the can jammed on me. Good times. I tried running the nozzle under hot water, wiping the tip to remove any dried clumps, and everything else one tries when attempting to unclog a clogged nozzle! 
I was chatting with my neighbour as I was doing all of this and as I picked away at the nozzle all of my attempted triggers caught up with me. Yes, I somehow managed to unblock a small bit and the built up pressure caused a massive spray of ORB all over me. My face, my chest, my hands, my clothes. OY! You should have seen my neighbours face.
Umm… no pictures of this step as what followed was basically me running around trying to de-ORB myself. I’m sure it looked something like this though (but blurred and with paint splatters)

Maybe the title of this post should have been “You HAVE TO BE a tray(ned) professional to do this”.
Whatever. Fast forward half an hour and I was back to the ORB. And it was still jammed.
I took this as a (very messy) sign and went off to buy a new can. There goes my FREE makeover.  
And the store (Rona) did not carry it. They carried the brand and every other shade but no ORB.
I took this as a (much cleaner) sign and also decided at this point to go out on a whim and try some COLOUR! I’ve been so inspired by some of the makeovers I’ve seen on blogs and Pinterest where people take old pieces and redo them in a bright colour. They make such a statement and I’ve always envied how brave people are for doing them. So, I decided to take the plunge!
And I decided Sally would be blue.
Here she is at the salon in the garage getting sprayed.
Now, back to the part earlier where I mentioned I had something in mind for updating the tray. I’ve had this makeover on my mind for a few months and while in Home Depot awhile back I asked the associate in the wallpaper section if I could buy a few sample pieces of their instock wallpaper (knowing it could work for what I had in mind and was the ‘large’ size I’d need). She let me pick a few for FREE. Thanks!
So, I chose these few with the ORB in mind.
But now that Sally was blue the only one that really worked was the dark brown one with the light blue flowers/swirls (second from right). All the others were far too ‘creamy’ and beige for her new punchy blue!
I simply cut it down using the edge of the glass as a guide. Slipping my cuting mat under the edge I was trimming I used my exacto blade to make the cut.
I removed the tape and newspaper masks and popped in the new inlay… and here is the new Sally!
Not bad right? She’s kind of fun and punchy. She brings a smile to my face and I’m proud that I went out of my comfort zone on this one!
The brown in the wallpaper really ties it together with the leather chair.
And the protected ribbon/fabric stayed clean and protected.
The good (and bad) thing about spray paint is it gets into every nook and cranny…
And (side note) this is just something that came to me but thought it funny and had to share. I randomly picked the name Sally when starting this post but now that I see her done… and the colour she is I must laugh. Here is the subconscious mind of a mommy at work. This is currently on replay at my house and I’d like to introduce you to the other Sally in my life… from Disney/Pixar’s “Cars”…
Um.. nice ‘blue’.
